Dusk CGI on a rainy evening of the proposed hotel at 34 and 34A–36 Kilburn High Road — the refurbished brick buildings with new single-storey rooftop extensions and warm-lit windows, alongside the retained historic frontage of the former Red Lion, reflected on the wet street.

The proposal

A new hotel for Kilburn High Road

Four Points Flex by Sheraton — proposed hotel operator

Evergreen Jersey Capital is developing proposals for 34 and 34A–36 Kilburn High Road. The proposals include single-storey rooftop extensions to both existing buildings, to create a new Four Points Flex by Sheraton hotel. Existing visitor accommodation across the site would be brought together into a single branded hotel, while Tesco and the existing gym would be retained at lower levels. Before a planning application is submitted, we would like to hear feedback from local residents, businesses and stakeholders to help inform the emerging proposals.

The emerging scheme brings forward a new Four Points Flex by Sheraton hotel through the refurbishment and enhancement of the existing buildings at 34 and 34A–36 Kilburn High Road. The hotel would provide approximately 172 rooms together with associated guest facilities, including a new restaurant and bar at ground-floor level. Tesco and the existing gym would be retained at lower levels, and the historic frontage of the former Red Lion building would be kept as part of the scheme, with single-storey rooftop extensions added to both existing buildings.

The site

About the site

The site occupies a prominent position on Kilburn High Road and comprises two existing buildings at 34 and 34A–36 Kilburn High Road. The buildings have previously operated as apart-hotel and bed-and-breakfast accommodation above ground-floor level, with a Tesco supermarket and gym at lower levels and the vacant former Red Lion pub at street level. The proposals would refurbish and consolidate these existing uses into a single, high-quality branded hotel, providing better accommodation while retaining active uses at street level and improving the overall appearance of the site.

Transport and connectivity

The site benefits from excellent public transport connections. Kilburn High Road Overground Station is within easy walking distance and Kilburn Park Underground Station (Bakerloo line) is located nearby, providing convenient links across London.
